Designing an Acreage Oasis: Creating a Functional and Sustainable Sydney Acreage Home

A functional, sustainable acreage home near Sydney is designed from the land inward: the house is placed for solar north and the view, zoned into wings that suit how a family actually lives on a big block, built from durable low-maintenance materials that suit its bushfire rating, and set up to make and store its own power and water. Since 1 October 2023 every new home in NSW has had to reach 7 stars on the NatHERS thermal scale under BASIX, and on acreage, where you can put the house wherever you like, that standard is easier to meet than anywhere else.

This guide covers how to orient and lay out an acreage home, what the 7-star standard means in practice, which materials earn their place, how to size solar, batteries and rainwater, how to design for bushfire from the first sketch, and the steps from site assessment to handover.

Before You Design an Acreage Home

  • Orientation is free on acreage, so use it. Your Home puts the ideal for living areas within 15 degrees west and 20 degrees east of solar north. On a suburban block you take what the street gives you; on acreage you choose.
  • 7 stars is the floor, not the ceiling. NSW raised the BASIX thermal standard from an average of 5.5 to 6 stars to 7 stars NatHERS on 1 October 2023. A well-oriented single-storey acreage home with decent glazing and insulation reaches it without exotic products.
  • Bushfire rating drives material choice. Most acreage near Sydney is bush fire prone land, and the Bush Fire Attack Level decides which claddings, decks, windows and roof details are allowed. Pick materials after the BAL, not before.
  • Big roof, big catchment, big array. A 400 sqm roof collects about 400 litres for every millimetre of rain and carries a solar array most suburban roofs cannot. Design the roof as infrastructure, not just cover.
  • Zone the plan into wings. Living, sleeping, guests or grandparents, and garage and workshop, each with its own outlook and its own way to close off. That is what makes a large home work day to day.
  • Off-grid is a decision, not a default. Compare the network connection quote with a solar, battery and generator system before committing either way. On many acreage blocks the connection quote settles it.

What functional and sustainable means on acreage

On a suburban block, sustainable design is mostly about working around constraints: a fixed orientation, close neighbours, a small roof. On acreage the constraints fall away and the brief changes. The house can face exactly where it should. The roof can be as large as the plan needs. Water, power and waste can be handled on site. And the trade-off is that the house has to look after itself, because the grid, the sewer and the corner shop are all further away.

A functional acreage home, then, is one that runs cheaply and easily for decades on a block that is not going to get any smaller or any closer to town. Sustainable, on acreage, is less a badge than a practical necessity: a poorly oriented, poorly insulated 400 sqm home on a rural block is expensive to heat, expensive to cool and dependent on a power supply that may not be reliable.

Start with the site: orientation and placement

The single most valuable decision on an acreage build is where the house sits and which way it faces, and it costs nothing. Everything about the home’s comfort and running cost follows from it.

The Australian Government’s Your Home guide sets the target: living areas oriented to solar north, with anything up to 15 degrees west and 20 degrees east of north still giving good passive sun. North-facing glass takes low winter sun deep into the room and, with a standard eave, excludes high summer sun with no effort from the occupants. Your Home’s advice for larger blocks is to build toward the south of the site so the north-facing outdoor living area stays sunny and open.

Where the view is not to the north, the plan has to negotiate. The usual answers are a living area with north glass for sun and a smaller, well-shaded window to the view, or an L-shaped plan where one wing takes the sun and the other takes the outlook. What does not work is a wall of west-facing glass to the view; it will make the room unusable on summer afternoons and cost stars in the thermal rating.

Slope, prevailing wind and the Asset Protection Zone all shape placement too. A house set into a gentle north-facing slope gets the sun and shelter from southerly weather; one on a west-facing slope needs deep shading; and on bush fire prone land the position has to leave room for the cleared zone between the house and the vegetation.

Layout: zoning a large home so it works

Acreage homes are large, and a large home only works if it is zoned. A single open plan of 400 sqm is expensive to heat, hard to keep tidy and offers no privacy to the people living in it. The plans that work divide the house into wings, each with its own outlook, its own doors and its own way to close off when not in use.

  • Living wing. Kitchen, dining and living facing north onto the main outdoor room, with a walk-in pantry and a mudroom or boot room off the garage entry. On acreage the mudroom is not a luxury; it is where the mud stops.
  • Master wing. Main bedroom, ensuite and robe with its own garden outlook, separated from the children’s bedrooms by the living zone or a hallway door.
  • Bedroom wing. Children’s rooms clustered around a second living or rumpus space and a shared bathroom, with a door that closes the wing off at night.
  • Guest or grandparents’ suite. A bedroom, ensuite and small sitting area at the far end of the plan or off its own entry. Many acreage homes are multi-generational, and a suite planned from the start beats a conversion later.
  • Work and hobby space. A study with its own entry for a home business, or a workshop off the garage. Acreage attracts people who work from home and people who make things.
  • Garage and service. Three-car garages are standard in the acreage range. Add a separate shed for the mower, tools and vehicles, and plan the tank, pump room, battery and switchboard positions alongside it.
  • The outdoor room. A deep covered verandah or alfresco on the north side, large enough to eat and sit in, with an outdoor kitchen if it will be used. On acreage the outdoor room is the reason for the move.

Multi-purpose rooms earn their keep in a plan this size. A rumpus that becomes a teenager’s retreat, a study that becomes a nursery, a guest suite that becomes a parent’s home: designing the doors, plumbing and power so each room can change use is far cheaper than renovating later.

Passive design and the 7-star standard

Every new home in NSW needs a BASIX certificate to be approved, and since 1 October 2023 the thermal performance part of that certificate has required 7 stars on the Nationwide House Energy Rating Scheme, up from an average of 5.5 to 6 stars before. The certificate also sets water and energy targets and reports the embodied energy of the materials.

Seven stars sounds demanding. On acreage, with free orientation and a single-storey plan, it is reached with the basics done well:

  • Orientation as above. This is worth more stars than any product you can buy.
  • Glazing where it works. Generous north glass, modest east and south glass, minimal west glass. Double glazing with a thermally improved frame on the large openings, and low-e glass where afternoon sun cannot be avoided.
  • Shading that fits the sun. Eaves and verandahs sized to admit winter sun and block summer sun on the north; adjustable external shading on any east or west glass.
  • Insulation above the minimum in the ceiling, and in the walls and under the slab edge. On a single-storey home with a large roof, ceiling insulation does most of the work.
  • Thermal mass in the right place. A concrete slab or masonry wall where winter sun lands stores heat through the day and releases it at night.
  • Cross ventilation. Windows on opposite walls of each zone, and ceiling fans in living rooms and bedrooms, so the house cools itself on most summer nights without the air conditioner.
  • Airtightness and sealing. Sealed doors and windows, sealed downlights, and dampers on exhaust fans. On bush fire prone land the same sealing is also an ember-protection requirement, so it is done twice over.
  • Light colours on the roof and walls in Sydney’s climate, which reduce summer heat gain measurably.

The trade-off to watch is glass area. Big views mean big windows, and every square metre of glass costs stars unless it is oriented, shaded and specified correctly. A good acreage designer resolves this in the plan rather than by buying a more expensive glazing package at the end.

Materials that suit acreage and bushfire

The right materials for an acreage home are durable, low-maintenance and suited to the site’s bushfire rating, in that order. A material that needs repainting every five years is a poor choice on a house that is thirty metres long, and a material that is not permitted at the site’s BAL is not a choice at all.

Recycled and renewable materials have a place, but on bush fire prone land they have to pass the same test as everything else. Reclaimed timber and bamboo, often recommended for sustainable builds, are combustible and are limited or excluded at most BALs unless specifically rated. The sustainable choice on acreage is more often the material that lasts fifty years without replacement than the one with the greenest label.

BASIX also reports the embodied energy of the materials in the home, and the simplest way to keep that number down is to build once, build durable and avoid the cycle of repainting, recladding and replacing.

Energy: solar, batteries and going all-electric

An acreage roof is an asset most suburban homes do not have. A 400 sqm single-storey roof can carry a solar array several times the size of a typical suburban system, and that changes the economics of everything else in the house.

  • Size the array to the roof, not to today’s bill. An acreage home with a pool pump, a bore or tank pump, electric vehicles and a workshop will use far more than a suburban home. A large array on a north or north-west roof plane is cheap insurance against every future load.
  • Add a battery. It covers the evening peak, keeps the pumps, fridges and lights running through the outages that rural feeders suffer more often than city ones, and lets the house ride out a bushfire-day network shutdown. NSW household energy saving upgrade incentives currently include battery and virtual power plant incentives; check the NSW Climate and Energy Action site for what applies when you order.
  • Go all-electric. Heat pump hot water, induction cooking and reverse-cycle air conditioning run off the array, and there is no gas connection to pay for on a rural block anyway. Bottled gas is the alternative, and it is the more expensive one.
  • Plan for the car. A charger in the garage on its own circuit, fed from the solar during the day.
  • Design the demand down first. Every star earned by orientation, glazing and insulation is a kilowatt-hour the array does not have to produce. The cheapest solar panel is the one you did not need.

Off-grid systems are covered below. For a grid-connected acreage home, the aim is simple: generate most of what you use, store enough to cover the evening and an outage, and export the rest.

Water: tanks, greywater and reuse

Most acreage near Sydney has no town water, so the roof is the water supply. The arithmetic is simple: one millimetre of rain on one square metre of roof yields one litre. A 400 sqm roof in a 900 mm rainfall year collects around 360,000 litres, more than most families use, provided there is somewhere to store it through dry months.

  • Storage. 100,000 litres is a sensible minimum for a family home; 150,000 to 200,000 litres buys a comfortable margin through a dry summer. Steel or concrete tanks last longer than poly in the sun, and colour-matched steel disappears against the house.
  • Firefighting reserve. Many councils require a dedicated supply on bush fire prone land, typically 10,000 to 20,000 litres with a fitting the Rural Fire Service can connect to. Design it in from the start.
  • Filtration and treatment. First-flush diverters on the downpipes, a filter and a UV unit at the pump keep the water safe for drinking.
  • Greywater. Water from showers, baths and the laundry can be diverted to garden irrigation through a council-approved system, which cuts tank draw in summer when the garden needs it most.
  • Wastewater reuse. An aerated wastewater treatment system produces treated water that irrigates a designated area of the block, so the effluent waters the orchard or the paddock rather than going to waste. The system and its irrigation area need a Section 68 approval from the council.
  • Fixtures. BASIX sets water efficiency targets, and high-rated taps, showers and toilets are the cheapest way to meet them.

The roof, the tanks, the pump room and the irrigation area all have to be placed on the site plan with the house, the driveway and the Asset Protection Zone. On a small acreage block that is a real design exercise, and it is why the site plan comes before the floor plan.

Designing for bushfire from day one

Most acreage around Sydney is bush fire prone land, and a house on it cannot be approved unless it complies with Planning for Bush Fire Protection 2019. That is not a constraint to design around at the end; it is a design input from the first sketch.

  • Position sets the rating. The Bush Fire Attack Level depends on the vegetation, the slope and the distance between the vegetation and the house. Moving the house fifteen metres can drop the BAL a level and save more in construction than the extra driveway costs.
  • The Asset Protection Zone is part of the plan. The cleared, managed zone around the house dictates where the garden, the shed and the tanks go, and how much of a small block is left for the rest.
  • Simple forms beat complex ones. Fewer valleys, fewer re-entrant corners and fewer places for embers to lodge. A clean hipped or skillion roof is safer than a complicated one.
  • Seal everything. Ember mesh on vents and weep holes, sealed eaves, enclosed subfloors, gap-free decks. Much of this is the same work that gives the home its airtightness for the thermal rating.
  • Water and power that work in a fire. The firefighting reserve, a pump that runs when the grid is down, and a battery that keeps the house’s own systems alive.
  • Access for a fire truck. Planning for Bush Fire Protection sets width, gradient and turning requirements for the driveway on bush fire prone land.

The higher BALs are expensive to build to and limit material choice heavily. The best sustainable design decision on many acreage blocks is the placement that keeps the house at BAL-12.5 or BAL-19 rather than BAL-29 or above.

Off-grid or grid-connected

Whether to connect to the network is a numbers decision, and the number that decides it is the connection quote. On a block close to an existing pole a connection is a few thousand dollars and the grid is the obvious choice. On a block where the nearest pole is a kilometre away and a transformer is needed, the quote can run to many tens of thousands, and a stand-alone system starts to look sensible.

Off-grid living has real advantages, independence among them, and real drawbacks. The house has to be designed to a tighter energy budget, the system has to be maintained, and a run of cloudy winter days means the generator. Get the network quote first, price a stand-alone system against it, and let the numbers decide rather than the idea.

Landscape, waste and the outdoor room

On acreage the landscape is part of the house’s performance, not decoration around it.

  • Plant for the Asset Protection Zone. Low, well-spaced, low-flammability species near the house; lawn or gravel immediately around it; the bush kept at its required distance.
  • Shade the west. Deciduous trees on the west side shade the house in summer and let sun through in winter, which is shading that costs nothing to run.
  • Choose drought-tolerant natives that survive on tank water in a dry summer and need no irrigation once established.
  • Grow food. An orchard or vegetable garden watered by treated wastewater or greywater is one of the pleasures of acreage and one of its most practical uses.
  • Compost and separate waste. Kerbside collection is thinner or absent on rural roads, so composting, a worm farm and a plan for recycling and green waste are part of the design, along with a bin enclosure at the road.
  • Design the outdoor room properly. A deep north-facing verandah with a solid roof, an outdoor kitchen if it will be used, ceiling fans, and a view. It is where acreage living actually happens.

How to get started

  1. Get the block assessed before you design anything. Zoning and dwelling permissibility, bushfire rating, flood, slope, soil, where the services stop and what the power connection will cost. A free site assessment covers this and is the cheapest step in the project.
  2. Write the brief around how you will live. Who lives there now and in ten years, who works from home, whether parents will move in, what the outdoor room is for, how many vehicles, what the workshop is for. The plan follows from this, not the other way around.
  3. Place the house. Solar north, the view, the slope, the APZ and the services, resolved together on a site plan before a floor plan is drawn.
  4. Choose a design and adapt it. Starting from a proven acreage design and adjusting it to the block is faster and cheaper than a blank sheet, and the thermal, bushfire and cost outcomes are known before you commit. Browse the acreage collection or start from a custom design.
  5. Get the reports done early. Bushfire assessment, wastewater site and soil evaluation, BASIX and NatHERS assessment, geotechnical report and survey all feed the DA, and the DA is where acreage projects lose time.
  6. Fix the price before you build. A fixed-price contract that includes the site costs, rather than a headline price with provisional sums, is the difference between a budget you can rely on and one that moves every month.

Frequently asked questions

How much does a sustainable acreage home cost to build near Sydney?

The house itself costs about the same per square metre as any Sydney build, roughly $2,500 to $4,200 for standard to mid-range homes in 2026, and acreage designs commonly run 270 to 730 square metres. Sustainable design adds little to that where it is done through orientation, layout and insulation, and more where it relies on premium glazing, large battery systems or off-grid infrastructure. On top of the house come the acreage-only costs of driveway, power connection, tanks and wastewater, which commonly add $80,000 to $200,000. These are indicative market ranges rather than quotes.

What is the 7-star requirement and does it apply to acreage homes?

Is it worth going off-grid on acreage?

Only when the network connection quote makes it so. On a block near an existing pole, a grid connection with a large solar array and a battery is cheaper, more reliable and lets you export surplus power. On a remote block where the connection runs to many tens of thousands of dollars, a stand-alone solar, battery and generator system can cost less and gives full independence, at the price of tighter energy discipline and ongoing generator and battery costs. Which materials are best for a sustainable acreage home?

Durable, low-maintenance and permitted at the site’s bushfire rating: brick, rendered masonry, fibre cement, stone and Colorbond steel for walls and roof, aluminium-framed double glazing, and concrete, tile or composite for decks and verandahs. How do I find a builder for an acreage project?

Look for a builder who has completed acreage homes, not just large homes, and ask to see them. Acreage brings bushfire construction, on-site wastewater, rainwater systems, long service runs and rural council processes that a suburban-only builder will price and sequence badly. Check the licence on the NSW Fair Trading register, ask for references from acreage clients, visit a display home to judge the finish, and get a fixed-price quote that includes site costs rather than a headline price with provisional sums.
